Below are the questions sellers ask us most, with straight answers. If yours isn't here, contact us or call (404) 480-0577.

About selling to us

Will you list my house on the MLS, or actually buy it?

We actually buy it. We're not agents, and we don't list houses. We're professional home buyers in metro Atlanta. After we buy a house, we may repair it and resell it to another homeowner, or keep it as a rental.

How are you different from a real estate agent?

An agent lists your house and markets it, hoping a buyer comes along. You pay a commission when it sells, and the buyer usually needs a loan, an appraisal and an inspection before closing. We're the buyer. We pay cash, so there's no waiting on a bank. Agents are a great choice if your house is in good shape and you have time to wait for the best price. If you'd like a side-by-side look, including iBuyers, see our page comparing selling to an investor versus a realtor.

Do you charge any fees or commissions?

No. There are no commissions or fees when you sell your house to us, and we pay all the closing costs. We make our money later, after we pay for any repairs and resell the house. Once we buy it, that risk is ours, not yours.

Is there any obligation when I submit my info?

None. Once you tell us about your property, we'll look it over, maybe call you to learn a bit more, and then make you a cash offer. From there, it's 100% your decision. We won't hassle you or pressure you.

How fast can you close?

In as little as 7 days, or on the date you choose. If you need more time to move or sort things out, we can set a later closing date. Closing happens at a local title company.

What areas do you buy in?

We buy houses across metro Atlanta, including Atlanta, Roswell, Marietta, Smyrna, Dunwoody and the surrounding area.

About our offer

How do you set the offer on my house?

We're an open book about this. We look at the location of the property, its current condition, the repairs it needs, and what similar houses nearby have sold for recently. We also factor in our costs to fix and resell it. Then we come up with a fair price that works for you and works for us.

Do you pay fair prices?

Most houses we buy are bought below full market value, because we take on the repairs, the costs of holding the house and the risk of reselling it. Many sellers aren't looking for a windfall. They value a cash sale, a quick and certain closing, and not having to fix anything or pay agent fees. If that's what you want, let's see if we can agree on a fair price. You're never obligated to take our offer, but it's good to know what it is. About your situation

Do I need to clean or make repairs before you buy?

No. We buy houses as-is, in any condition. You don't have to fix anything, and you don't have to clean.

Can I sell if I'm behind on my mortgage payments?

Often, yes. If the sale price covers what you owe, the loan is paid off at closing and you keep the rest. If you owe more than the house is worth, the lender would have to agree to a short sale. The sooner you act, the more options you have, so don't wait until the foreclosure date is close. Read more about your options for avoiding foreclosure.

Can you take over my mortgage payments?

Sometimes, yes. If a cash payoff doesn’t work because you owe close to what the house is worth, we can buy the house and take over the payments on your existing loan. The loan stays in your name until it’s paid off, and most mortgages let the lender call the loan due when the house is sold, so have a Georgia attorney review the deal. Our guide on selling when you owe more than the house is worth explains how it works.

Can I sell an inherited house before probate is finished?

In many cases, yes. The sale usually has to be signed by someone with legal authority, such as the executor or administrator appointed by the probate court. Depending on the will and the court's orders, they may also need the court's permission to sell. We buy inherited houses and can work around the estate's timeline. See our page on selling an inherited property, and talk to a Georgia probate attorney about your estate.

What if the house has tenants?

We buy houses with tenants in place. In Georgia, a sale doesn't cancel the lease, so we take over the lease and the security deposit at closing. You don't have to wait for the lease to end or remove anyone first. Here's our guide to selling a house with tenants in Georgia.
